Repurpose land assets to increase mission

Many churches have utilized their buildings for powerful ministry. Now Spiro provides a new tool allowing them to continue stewarding their real property for the greater good of the Kingdom.

We Are

A team of faith-driven real estate experts dedicated to helping churches steward their resources and better serve their communities.

We Work

Partnering with churches to activate their mission by maximizing untapped real estate, aiming to expand their impact and bring people to Jesus.

 Acts 4:32 NIV

All the believers were one in heart and mind. No one claimed that any of their possessions was their own, but they shared everything they had.

What if there was a way to repurpose real estate’s potential to honor God, flourish, and fuel mission even more…

Imagine having a partner who understands these challenges and offers a low-risk solution to boost revenue and impact.

Stewardship Opportunity

1.7M acres of land across the US

valued at nearly$16 Billion

The Church owns approximately 1.7 million acres of land across the United States, valued at nearly $16 billion.

Two ways to repurpose real estate to increase mission and generate revenue

Property Trust

Participate in a Kingdom real estate initiative that doesn’t require any change to how your property is utilized, will generate new non-donative revenue for your church, and helps you steward your land assets for greater Kingdom impact.

Mission-Aligned Property Development

Work with value-aligned real estate experts to develop unused or underutilized property to generate Kingdom impact and additional revenue to your church.

Property Trust

Churches that own property pledge property to trust (with no loss of use)

Property Trust

Trust provides funding for mission-aligned property development for increased Kingdom impact

Trust generates revenue from mission-aligned property development

Churches recieve funding to advance ministry

How does the Property Trust work:

Generate revenue through asset pooling with low impact to your property

Pledge real estate asset to the Property Trust while maintaining full use and access to the property

Property Trust aggregates the pledges to collateralize funding of mission-aligned property development

Property Trust generates a capital return which is shared with participant churches in the Property Trust

Churches can now do more with the revenue and resources they’ve received to impact communities

Use Case Example:

The Problem: A 90-year old Lutheran church has a beautiful property in a suburb of Columbus Ohio. The church continues to reach the community through serving under-resourced kids in local schools with lunches every summer and meeting the needs of those who are homeless. While the church is aging, it still appeals to young families who align with the church’s externally focused mission.

The Solution: The Church meets with Spiro and decides to pledge their baseball fields and adjacent parking lot to the Property Trust with other churches in the area.

The Result: The church’s pledged real property is pooled with other participants in the Property Trust, which is collateralized into funding a new senior housing development. Revenues from the senior housing development flow back to the Property Trust and all participants therein, creating a revenue stream from what was otherwise underutilized baseball fields and a parking lot.

The Benefit to the Ministry and Community: Summer lunch program becomes fully funded, including a part time staff person to run it. More kids were able to be served through expanded summer programming. The church was able to participate in Kingdom-preneurship—repurposing land for greater stewardship.

Mission-Aligned Property Development
